Same deck, same material, different address, different price. These are the three reasons.
Access for material
A Vanier row lot with a metre-wide side passage means every joist and board is carried in by hand. A Greely acre lot means the truck backs up to the build.
Ground and grade
Clay-heavy Barrhaven yards, rock closer to surface on parts of the Carp Ridge, and sloped lots all change excavation time for footings.
Age of the house
A 1910 Vanier rear wall and a 2015 Barrhaven rim joist take a ledger connection very differently, and some older walls call for a freestanding frame instead.
Questions about our service area
Do you charge more to work outside the greenbelt?
Travel is not a separate line item on our quotes. What does change the price is what the site demands: rural properties usually have easier material access and more room to work, while tight urban lots add labour hours for hand-carrying. The quote reflects the site, not the postal code.
My community is not listed. Do you still come out?
The 15 pages here cover where most of our work sits, but the service area is the City of Ottawa broadly. Call or send the address and we will tell you straight away whether it is something we can take on.
Does the permit process change depending on where I live in Ottawa?
The building permit requirement is the same City-wide, triggered once an attached deck's walking surface is more than 600 mm above adjacent grade, or once a freestanding deck is both over 600 mm and larger than 10 square metres. What does vary by property is zoning: setbacks from lot lines and any drainage easement on the lot are specific to your address, and a rural lot and an inner-city lot are held to different setback numbers.
Can you look at a deck before we buy the house?
Yes. A pre-purchase deck inspection is a normal request, and the written assessment covers footings, ledger connection, fasteners and guard compliance. It is worth doing on any property where the deck is a selling feature, because a deck that needs replacing is a five-figure line item.
