Our house is new and the yard was only graded last year. Can footings go in yet?

Yes, but the hole has to go through the placed fill and bear on undisturbed ground below it. Fill that was spread during landscaping will keep settling, and a footing resting in it will follow. We dig to frost depth, commonly about 1.5 m in this region, and confirm what we are bearing on before any concrete is placed.

We own an older home near Main Street. Can a deck attach to it?

Often, and sometimes not, which is why we look before promising. A ledger needs solid rim framing to bolt into and a clean route for flashing above it, so water is shed away from the wall rather than into it. Where the existing construction will not give us that, we build a freestanding frame on its own posts and beam. It costs a little more in footings and nothing at all in worry.

The builder left a small deck off our back door. Can it be extended?

Usually yes, once we have checked what it is standing on. If the existing footings are at depth and correctly placed, an extension can tie into the frame. If they are shallow, the honest answer is that the new section should carry itself on new footings, and often that it is worth rebuilding the whole thing at the same time rather than joining new work to something that will keep moving.

How early should we book for a spring build?

Earlier than most people expect. Footing excavation and concrete stop through the deep-freeze months, so the season is shorter than the calendar suggests and it fills from the front. A winter site visit and a signed written quote put you in the queue for spring rather than in the queue for a quote in spring.

Will you have to dig up our new sod?

Around the footing line and along the frame, yes. There is no way to put a footing in without disturbing what is over it. What we can control is how much and what happens afterwards, so we agree at the site visit whether the sod is lifted and relaid, replaced, or left to your landscaper, and that decision is written into the quote.
