Footings on the Carp Ridge

Carp sits on the Carp Ridge, and depth to bedrock is not the same across the village or the farmland around it. On one property a footing hole goes down through soil to frost depth and takes a sonotube in the normal way. On another the auger stops on rock at half that. Neither is a problem once it is known, but they are different jobs at different prices, so we would rather find out before the quote than during the build. Where rock is shallow, the deck is founded on the rock itself instead of fighting to reach a depth that does not exist there. Where the soil runs deep, footings go to the depth commonly used across Ottawa and eastern Ontario, around 1.5 m, which is deeper than the 1.2 m more usual in southern Ontario.

What Open Farmland Does to a Deck

A deck in a suburban back yard is sheltered by the houses on either side. A deck on a Carp property with fields behind it is not. Wind drives rain onto one face all season, and that side loses its finish long before the rest of the deck looks tired. Open ground also means anything tall catches load. A privacy screen is a solid panel standing up in moving air, so it needs to be framed and anchored for that rather than tacked onto the guard. Full sun with no windbreak dries boards hard as well, and wood that dries fast on one face and slowly on the other is wood that cups. We deal with that through fastening and board gaps rather than hoping.

We hit rock digging a post hole last year. Can footings still be done properly?

Yes, and it is a normal situation on the ridge. Frost depth matters because ground that freezes can lift a footing, and solid rock does not behave that way. Where good rock is close to the surface, the deck is founded on it. Where the rock is broken or the depth is inconsistent across the deck footprint, helical piles are often the cleaner answer, because they can be taken to different depths at different posts. We settle that once we know what is under the specific footing positions.

Does a rural property in Carp still need a City of Ottawa building permit?

Yes. The rule is City-wide and does not change with a rural address. A building permit is required once an attached deck's walking surface sits more than 600 mm above adjacent grade. Published figures put residential deck permit fees in the range of about $200 to $500, above a minimum fee, depending on size and review path. A freestanding deck needs a permit only when it is both more than 600 mm up and larger than 10 square metres, but zoning setbacks still apply on any lot.

Will a pergola hold up on an exposed lot?

It will if it is built for uplift. The load that matters on an open site is not the weight pressing down, it is the wind trying to lift the roof or the beams off the posts. That means posts carried through to their own footings rather than bolted onto the deck surface, bracing in both directions, and connections chosen to resist lift. On a sheltered suburban lot you can get away with less. Out here you cannot.

Which finish lasts longest on a windy site?

Nothing lasts indefinitely outdoors, and anyone giving you a number without seeing the deck is guessing. What we can say is that on an exposed lot the recoat cycle is set by the wind side, not by the average. A semi-transparent stain wears thin and can be cleaned and recoated. A solid stain or paint covers more but tends to fail by peeling, which means stripping before the next coat. On exposed decks we usually steer toward a finish that can be refreshed rather than stripped.
